End-to-end management of your real estate development, from opportunity assessment through construction and final asset delivery.

CARIDEMA supports its clients throughout the entire real estate development cycle, from the initial assessment of an opportunity through to final asset delivery.

We act as an extension of the owner's team, structuring the project, coordinating all stakeholders, and ensuring that investment objectives, design, budget and schedule remain fully aligned throughout the development process.

Our role is to turn a real estate vision into a viable, high-performing asset. We structure the decision-making process, identify risks early, manage technical studies and permitting, lead procurement and contractor selection, and oversee execution through commissioning and handover. Our role goes beyond monitoring a project: we manage the entire development process, feasibility, programming, project structuring, design, permitting, budgeting, financing, procurement, construction and final delivery.

Our deep knowledge of Caribbean markets allows us to anticipate, from the earliest stages, the constraints inherent to island environments: local regulations and jurisdictional requirements, logistics and supply chains, technical constraints, contractor and labor availability, infrastructure, energy and water, as well as coordination with local authorities.

Project Definition & Feasibility

Development & Financial Structuring

  • Development strategy and scenario definition
  • Development business plan, cash flow projections, cost and revenue analysis, and sensitivity analyses
  • Coordination of PropCo / OpCo structuring, where relevant
  • Development and management of the financing strategy, including coordination with banks, investors and financial advisors
  • Identification of available grants, incentives and public funding programs at the local, national and European levels
  • Tax structuring and optimization, in coordination with qualified tax advisors and taking into account applicable local tax regimes
  • Coordination with legal counsel on transaction structuring and the formation of project entities

Entitlements & Permitting

  • Definition of the permitting and entitlement strategy
  • Building permits and land-use approvals
  • Environmental permits, business licenses and operating approvals, where required
  • Coordination with architects, consultants and public authorities, including management of applications, supplemental submissions and amendments
  • Coordination with utility providers: water, power, telecommunications and wastewater
  • Follow-through until all approvals required for construction and operation have been secured

Design Management

  • Design procurement strategy and selection of architects, engineering firms and specialist consultants
  • Negotiation and administration of design contracts, including definition of responsibilities and deliverables
  • Coordination of architecture, structural engineering, MEP, civil works, landscape architecture, interior design, acoustics and lighting
  • Design reviews and coordination of consultants throughout each design phase
  • Monitoring of program compliance and cost development throughout the design process
  • Constructability reviews and value engineering
  • Management and tracking of key decisions and trade-offs

We approach Design Management from an owner-investor perspective, not merely as a technical coordination exercise: every major design decision is assessed against the project's investment objectives and business plan.

Pre-Construction & Procurement

  • Procurement, packaging and contracting strategy
  • Construction budget and cost planning, together with development of the master schedule
  • Bid-package preparation, including administrative and contractual documentation tailored to the applicable jurisdiction and contract framework (French CCAG, FIDIC, NEC, etc.)
  • Contractor procurement, bid analysis and leveling, and technical and commercial negotiations
  • Value engineering and contract award recommendations
  • Support with contract negotiations and review of Guaranteed Maximum Price (GMP) proposals
  • Advisory on project-specific insurance requirements, including review of required coverages and warranties (DO, CAR/TRC, CNR, decennial liability, as applicable)
  • Construction readiness and mobilization planning

FF&E / OS&E Coordination

  • Development of FF&E (Furniture, Fixtures & Equipment) and OS&E (Operating Supplies & Equipment) budgets
  • Coordination with the architect and interior designer, including procurement-package preparation
  • Supplier procurement and bid analysis
  • Procurement, fabrication and shipping schedules, including logistics coordination, a critical consideration in island markets
  • Mock-up reviews and coordination of deliveries, installation and setup
  • Integration into the overall pre-opening schedule

Particularly critical for hospitality projects, where FF&E and OS&E procurement often drives the opening schedule.

Construction Governance

Throughout construction, the Project & Development Manager retains overall responsibility for project governance, including where Construction Management services are provided by CARIDEMA or by a third party:

  • Overall project governance, including oversight of the project budget and master schedule
  • Cash flow and funding forecast monitoring throughout the development phase, including covenant compliance and Earned Value Management where applicable
  • Owner and investor reporting
  • Risk management and tracking of strategic decisions and key trade-offs
  • Coordination across design, construction, financing and operations
  • Management of changes affecting the business plan
  • Coordination with lenders and investors, including draw requests and capital calls

Handover & Opening

  • Coordination of pre-handover inspections, acceptance procedures and punch-list close-out
  • Project close-out documentation, including O&M manuals and warranties
  • Operating permits and compliance approvals, testing and commissioning
  • Coordination with the operator and transition to the operations team
  • Warranty and defects-liability period follow-up
  • Financial and administrative close-out of the project
