Investment Management
CARIDEMA supports private investors, family offices and institutions throughout the sourcing, underwriting, structuring and execution of real estate investments across the Caribbean. Our approach reflects the discipline of private equity real estate: off-market deal sourcing through our local network, financial modeling and underwriting, due diligence management, transaction execution through closing, and financing strategy, all designed to support disciplined, well-informed investment decisions.
Project & Development Management
CARIDEMA manages real estate developments end to end, acting as an extension of the owner's team, from feasibility, financial and tax structuring and project structuring through land-use approvals and permitting, design management, procurement and contractor selection, construction governance, final delivery and opening. Island-specific regulatory, logistical and technical constraints are addressed from the earliest stages of development.
Construction Management
During construction, CARIDEMA manages and oversees construction execution on behalf of the owner: scheduling, contractor and trade coordination, quality and cost management, schedule monitoring, change-order management and transparent reporting through final handover and transition to operations. We provide independent owner-side oversight designed to identify issues early, before they impact budget, schedule or quality.
Asset Management
Once an asset has been acquired or delivered, CARIDEMA drives its performance on behalf of the owner through business planning and budgeting, revenue and operating-cost monitoring, oversight of property managers and hotel operators, CapEx and maintenance strategy, value creation, investor reporting, and hold, refinance or disposition planning. Our objective is to maximize cash flow and long-term asset value.
Owner's Representation & Real Estate Advisory
When a project team, architect or contractor is already in place, CARIDEMA acts as the owner's independent advisor through targeted assignments or periodic reviews: independent project reviews, budget and schedule validation, contract and GMP proposal reviews, value engineering, team selection, periodic construction monitoring, and project recovery or turnaround.
