Throughout construction, we work alongside the owner, coordinating contractors, consultants and designers, monitoring progress, and providing an independent and transparent view of progress, risks and issues on site.

Island environments present specific challenges, including supply-chain constraints, import lead times, contractor availability and technical limitations. Our experience across Caribbean markets enables us to anticipate these challenges, coordinate the trades effectively, and maintain an organized construction site while protecting the project's design intent.

Construction Planning

  • Review of the contractor's schedule and development of the detailed construction schedule
  • Critical path and milestone identification
  • Procurement scheduling and early identification of long-lead items, particularly critical in island markets
  • Resource planning and interface management

Site & Construction Oversight

  • Regular site presence and inspections, leadership of construction meetings
  • Contractor and trade coordination
  • Progress monitoring and planned-versus-actual schedule analysis
  • Early identification of delays and implementation of corrective action plans

Technical Coordination

  • Management and review of engineering deliverables and shop drawings
  • Coordination with architects and engineers, including RFI management and submittal/approval tracking
  • Design-change coordination and management of technical issue resolution
  • Coordination with third-party inspectors and review of consultant reports

Quality Management

  • Monitoring compliance with approved drawings, specifications and quality standards
  • Site inspections and tracking of non-conformances and corrective actions
  • Review of mock-ups and samples, and coordination of testing

Cost & Change Management

  • Review of monthly payment applications and verification of completed work, with recommendations for approval
  • Contract cost monitoring and consolidated cost reporting: committed, spent and forecast to complete
  • Analysis of change orders, including cost and schedule impacts, with recommendations to the owner
  • Claims management in coordination with legal and technical advisors, as required
  • Verification of required releases, waivers and warranties prior to payment

  • Site reports, photographic documentation and action-item tracking

Completion & Handover

  • Management of pre-handover inspections, punch-list close-out and acceptance procedures

  • Transition and handover to the operations team
